Get named when landlords ask AI for a property manager
For US property management companies with 50 to 500 doors: scattered single-family homes and small multifamily. Your buyer is the landlord. More landlords now ask ChatGPT or Gemini who to hire.
01The questions
What your landlords ask AI
We track questions like these every week, on ChatGPT, Gemini, Claude and Perplexity. For each one we record if the answer names you, and if it links to your site.
Open a question in an engine. Does the answer name your company? Does it link to your site?
-
“best property management company in Chicago”
-
“property manager in Chicago that handles Section 8 tenants”
-
“how much does property management cost in Chicago”
-
“I live out of state and own a rental in Chicago. Which property manager should I hire?”
Answers change by engine, day and account. One check is a sample, not a measure. We run each question many times.
02Landlords vs renters
Two buyers. Two different answers.
Your own site can win
“Best property manager in Chicago.” “Manager that takes Section 8.” Landlords are who you sell to. AI engines answer these with manager sites, reviews and guides. A clear, fast site with exact answers has a real chance to be named.
Listing sites win
In a study of 8,442 communities, listing sites got 72% of AI citations for renters. Property manager home pages got less than 0.3% (Peek). Google Maps leads at 35% (SOCi). So for renters we work on your listings and your Google Business Profile, not your home page.
03The Section 8 angle
An open question with few good answers
Many landlords do not know how the Housing Choice Voucher program (Section 8) works. They ask: who pays the rent, what the inspection checks, how long it takes. Few manager sites answer this well.
We found no published GEO case study for Section 8 or affordable housing. So a manager who explains it clearly has room to be the source that AI quotes.
04What we do
The work, one checked change a day
-
Landlord FAQ with exact answers. Fees, contracts, how you screen, how fast you fill a unit. AI engines quote short, exact answers. Vague pages get skipped.
-
One page per city you serve. Landlords ask by city. Each page says what you manage there and links to proof. No copy-paste pages.
-
Free calculators. Management fee, rental income and voucher rent vs market rent. Landlords use them and AI engines cite them.
-
A Section 8 landlord guide. Inspections, HAP payments (the housing authority's share of rent), your local housing authority's steps, rent limits.
-
Listings and Google Business Profile. For renter questions, listing sites and maps win. We keep your listings and profile complete and correct.
-
Clean tags and a fast site. Titles, canonical links, structured data and a short summary for AI on each page. Pages that load fast and read well.
A person checks every page before it goes live. We do not publish bulk AI text. Every Monday you get a short report: which engines named you, for which questions, and what we changed.
05Questions
Questions we get from property managers
How is GEO different from SEO?
SEO works to rank your pages in search results. GEO (getting cited by AI answers) works to get your company named and linked inside the answer that ChatGPT, Gemini, Claude or Perplexity writes. Most of the work overlaps: clear pages, exact answers, a fast site, correct listings.
Can you promise that ChatGPT will recommend us?
No. AI answers change by engine, day and account. We do not promise rankings or citations. We track the same questions every week and report what happened, with numbers.
How long until we see a result?
We report every Monday from week 1. In our plan for Fridman Properties, we check the first result at 90 days. We do not have a result to show yet, so we do not claim one.
Do you write the pages with AI?
Agents write drafts. A person checks every page before it goes live, for facts, for Fair Housing rules and for your voice. We do not publish bulk AI text.
Do you work with Section 8 content?
Yes, with care. We write landlord guides about how the voucher program works. A lawyer or the client checks the legal parts first. We do not give legal advice.
What do you need from us?
One sentence with your goal, access to your site or its code, and Google Search Console. A short call is optional.
