07Questions
GEO for property managers, answered
What is GEO for a property management company?
GEO (generative engine optimization) is the work that gets AI assistants to name your company. When a landlord asks ChatGPT who should manage a rental in your city, the answer lists 3 to 5 companies. GEO works to put yours on that list, with a link.
Why do property management companies get fewer landlord leads from Google?
Part of the search demand moved. Searches for 7 generic terms such as “property management chicago” fell 46% in the Chicago area and 43% in the US in one year (Keyword Planner). We think part of this moved to AI answers. That is a hypothesis, and we test it each week.
How is GEO different from SEO?
SEO gets your page into the Google results. GEO gets your company named inside the AI answer. GEO needs SEO first: 38% of pages cited in Google AI Overviews also rank in the top 10 (Ahrefs, March 2026). The rest come from related searches that AI runs on the same topic. Then it adds exact answers, mentions on other sites and clean structured data.
Which sources do AI assistants use to pick a property manager?
Manager sites, review sites and lists. For Chicago landlord questions, the most cited sources were manager sites, Yelp, Expertise.com and Thumbtack (our baseline, 144 answers). For renter questions, listing sites get 72% of citations (Peek).
How long until AI names my company?
We do not promise a date. AI answers change from run to run. We track the same landlord questions every week and report what changed. Our first case study publishes its 90-day results on 2027-01-14.
Do you work with Section 8 property managers?
Yes. Many landlords do not know how the Housing Choice Voucher program works, and few manager sites explain it well. We found no published GEO case study for Section 8. A manager who answers it clearly has room to be the source that AI quotes.
How do I know if AI sends me landlord leads?
We measure 3 things: visits from ChatGPT, Gemini, Claude and Perplexity, AI crawler visits to your pages, and a “how did you hear about us” question on your landlord form. AI links do not always pass a referrer, so the visit count is low. The form answer fills that gap.
What does it cost?
The AI visibility audit is free. Starter is $750 a month. Growth is $2,000 a month, or $1,500 a month on 12 months. These are first prices, and you can stop any month.
