Why Landlord Leads From Google Are Dropping
Fewer landlords search, fewer searches end in a click, and AI answers pick the names.
How we made this guide: AI agents drafted it from our own tests and the sources listed at the end. Taras Kornichuk checked every claim and edited the text.

Landlord lead loss is the drop in landlords who contact a property manager after a web search. You see it in your lead form before you see it in a report. Fewer landlords write in each month, and paid ads cost more to fill the gap. Two changes cause most of the drop. Both are measurable, and you can act on both.
Is search demand for property managers really down?
Search demand for generic terms is down in the data we checked. For a Chicago client, we pulled 7 generic terms from Google Keyword Planner. The yearly average fell 46% in the Chicago area and 43% across the US (2025/26 against 2024/25).
Two limits apply to this number:
- It is one sample. Seven terms, one client, one tool. Your city and terms can differ.
- The cause is a hypothesis. We think landlords now ask AI assistants instead of typing “property management near me”. We cannot prove that from Keyword Planner data.
The client is Fridman Properties. Its owner is CEO of MyRemotely, our partner. The full baseline is in the Fridman Properties case study.
To check your own market, open Keyword Planner. Compare the last 12 months with the 12 months before for your 5 to 10 main terms.
Why do fewer searches turn into clicks?
Fewer searches turn into clicks because Google now answers the question on the results page. The AI summary at the top is called an AI Overview. Landlords read it and often stop there.
The data from two large studies:
| Finding | Number | Source |
|---|---|---|
| Users who click a result when an AI summary shows | 8% of visits | Pew Research, 2025 |
| Users who click a result when no AI summary shows | 15% of visits | Pew Research, 2025 |
| Users who click a link inside the AI summary | 1% of visits | Pew Research, 2025 |
| Searches in the Pew sample with an AI summary | 18% | Pew Research, 2025 |
| Click rate of the top result when an AI Overview shows | 58% lower | Ahrefs, 2026 |
Pew tracked 900 US adults in March 2025. Ahrefs compared 300,000 keywords from December 2023 and December 2025. Ahrefs calls its result a correlation, not proof of cause.
For you, this means a top ranking brings fewer visits than it did in 2023. A landlord can read “what does a property manager charge” in the AI Overview and never reach your fee page.
Where do landlords ask now?
Landlords now have three places to ask besides the classic Google results. We do not have a survey of landlords. The usage data for all users is clear:
- ChatGPT sends 74.78% of all AI referral traffic to websites (SE Ranking, 2026).
- Gemini is second with 11.56%, and grew 231% from 2025 to 2026 (SE Ranking, 2026).
- Google AI Mode passed 1 billion monthly active users, and its queries are 3 times longer than classic searches (Google, 2026).
Longer queries matter for landlords. A landlord types “property manager in Evanston for a 2-flat, I live in Texas, what fees are normal”. The AI answer names 3 to 5 companies. If your company is not one of them, the landlord never sees your site.
Is SEO still worth it for a property management company?
SEO is still worth it for your company. AI Overviews, AI Mode, ChatGPT search and Gemini all build answers from pages that a search engine can find and read. A page that Google and Bing do not index rarely gets cited.
What changes is the goal. In 2020, the goal was to rank and get the click. Now the goal is to rank, get cited in the AI answer, and get named as a choice.
AI traffic is small but it converts. AI platforms send 0.32% of all website traffic (SE Ranking, 2026). At Ahrefs, AI search was 0.5% of visits but 12.1% of signups in one 30-day period (Ahrefs, 2025). A landlord who arrives from an AI answer has often read your name already.
What does AI cite when landlords ask about property managers?
AI cites a mix of manager websites and directories when landlords ask for a manager. On 2026-10-16, we asked ChatGPT, Claude and Gemini 24 questions about one Chicago manager, 6 answers each. These sources came up most:
| Source type | Example | Answers that cited it |
|---|---|---|
| Review site | Yelp | 35 |
| Directory list | Expertise.com | 22 |
| Service marketplace | Thumbtack | 17 |
| Manager websites | Company sites | Top source type |
The manager was named in 8 of 132 non-brand answers. For the Section 8 question, it was named in 0 of 6.
Your own site is one input. Directories, reviews and lists are the others. In our view, AI names a company with more confidence when many sources describe it the same way.
What should a 50 to 500 door manager change?
A 50 to 500 door manager should change pages, listings and tracking, in that order. Each step below fits a small team.
- Write one page per landlord question. List the 10 questions landlords ask on intro calls: fees, leasing fee, evictions, Section 8, landlords out of state. Answer each one in the first 2 sentences of its own page or section.
- Give exact numbers. Write your real fees, for example “8% of monthly rent”. A phrase like “competitive pricing” gives AI nothing to quote.
- Make each city page different. Name the neighborhoods, the local rules and the property types you manage there. Near-copies of one template give AI no reason to pick a page.
- Fix your listings. Use the same name, address and phone on Google Business Profile, Yelp, Bing Places, Expertise.com and Thumbtack. Answer every review.
- Get named on the lists AI reads. Ask local directories and “best property managers in [city]” lists to include you. Ask happy landlords to post honest reviews.
- Let AI crawlers in. Check that robots.txt allows Googlebot, Bingbot, OAI-SearchBot and Claude-SearchBot. Submit your sitemap to Google Search Console and Bing Webmaster Tools.

Do not buy fake reviews or mass-produced pages. They break platform rules and give AI wrong facts about you.
How do you measure landlord leads from AI search?
You measure landlord leads from AI search with three numbers, checked each month. Search clicks alone now miss part of your leads.
| What to measure | Tool | What it tells you |
|---|---|---|
| AI citations | A fixed list of 20 to 30 landlord prompts, run in ChatGPT, Gemini and AI Mode | If AI names or links you |
| AI referral visits | GA4 or Ahrefs Web Analytics, filtered by chatgpt.com, gemini.google.com, perplexity.ai | Visits that AI sends |
| Landlord source | A “How did you hear about us?” field on the landlord form | What the landlord says |
Watch for two gaps. ChatGPT drops the referrer on some links. AI Overviews and AI Mode show as plain google.com. So the self-reported field often catches AI leads that analytics misses.
Run the same prompts each month and keep the answers. AI answers change from run to run. A trend over 3 months tells you more than one result.
We track our own site this way. In our first check on 2026-10-18, AI named Citata.ai in 0 of 108 non-brand answers. We will publish the next number. The setup is in our guide to tracking AI traffic for property management.
Where to start this week
Start with one test you can run in 30 minutes. Open ChatGPT, Gemini and AI Mode. Ask “best property management company in [your city] for a single-family rental”. Write down who gets named and which sites get cited.
That list shows you where landlords hear about your competitors. Citata.ai runs this audit for PM companies and turns the gaps into a page and listing plan. You can also do it yourself with the steps above.
Questions
Why are property management landlord leads from Google going down?
Search demand for generic property management terms fell about 43% in the US year over year in one Keyword Planner sample (our data, 2026-10). Also, Pew found that Google users click a result on 8% of visits with an AI summary, against 15% without one.
Is SEO still worth it for a property management company in 2026?
Yes. AI Overviews, AI Mode, ChatGPT and Gemini build answers from pages that search engines can find and read. The goal changes from rank and click to rank, get cited and get named.
Do rental property landlords use ChatGPT to find a property manager?
We have no survey of landlords. ChatGPT sends 74.78% of AI referral traffic to websites (SE Ranking, 2026). AI Mode has more than 1 billion monthly active users (Google, 2026).
What sources does AI cite when a landlord asks for a property manager?
In our test for a Chicago manager, AI answers cited manager websites, Yelp (35 answers), Expertise.com (22) and Thumbtack (17). Your own site, your Google Business Profile and these directories all feed the answer.
How do I know if AI recommends my property management company?
Ask ChatGPT, Gemini and AI Mode the questions your landlords ask, with and without your city. Write down if each answer names or links you. Repeat the same prompts each month.
How much traffic do AI assistants send to websites?
AI platforms send 0.32% of all website traffic in 2026 (SE Ranking). The share is small, but Ahrefs reports that AI visitors were 0.5% of its visits and 12.1% of its signups.
